Equity Release is a way of unlocking the value of your home, without having to move out and can help to support you financially throughout retirement. The amount that can be released depends on your age, the value of your property and, in some circumstances, your health. The older you are, the greater the percentage of your home's value you can borrow. If you are over the age of 55, are a UK resident and a homeowner, you may be eligible for Equity Release.

There are two main types of Equity Release Schemes - Lifetime Mortgages and Home Reversion Plans.

With a Lifetime Mortgage, you take out a loan that is secured on your property and you continue to own your home. You can choose to make monthly interest payments if you wish. Alternatively, the interest can be added to the amount you have borrowed and this is 'rolled up' over the life of the loan.

Unlike a standard mortgage, there is no set term for a Lifetime Mortgage. The loan, and any charges or interest accumulated, will be repaid on your death or when you enter long term care, using the proceeds of the sale of your home.

A Home Reversion Plan allows you to sell all or part of your home to a reversion provider, although you can continue to live in your home as a tenant. At the present time, we are unable to offer this type of equity release scheme.

A Lifetime Mortgage is a long term commitment and other options should be considered in the first instance. For example, moving to a smaller home or using savings and investments could release the required funds to supplement your pension income. It is also important to point out that a Lifetime Mortgage could have an impact on means tested state benefits and could affect your tax position. You may also wish to discuss the concept of Equity Release with your family as it may impact on any future inheritance.
